			<content:encoded><![CDATA[<p>This is a short guide to help start your search for property in the Southern French Alps mountain resort of Serre Chevalier. The area is most famous for it&#8217;s skiing, but there is plenty happening in the summer too. For example most years the Tour de France bike race comes through the valley, but it attracts cyclists and mountain bikers from all over Europe too. Most foreigners looking to buy property in Serre Chevalier have usually fallen in love with the place after a skiing holiday. Serre Chevalier has four main points for jumping onto the ski-lift system: Briançon; Chantemerle; Villeneuve; and Le Monêtier les Bains, so this is where the property buyer should start if convenience for the ski lifts is what you&#8217;re looking for. However if you are not so fussed about being next to the piste and do not intend to rent your property out, then there are some bargains to be had by just moving a kilometer or so away from the ski lifts.</p>
<p>Briançon (Serre Chevalier 1200) is the main town, so convenient for shopping, the train station, swimming pool, but the pistes are south-west facing so become slushy and rock-strewn very quickly. Chantemerle (Serre Chevalier 1300) has a lot of cheap 1970s purpose built blocks and is quite spread out, somewhat more commercial than picturesque. Chantemerle has lively evenings &#8211; for Serre Chevalier. Villeneuve (Serre Chevalier 1400) is a mix of some 1970s blocks as well as the pretty area of the old village, just over the Guisane River. Le Monêtier les Bains (Serre Chevalier 1500) is the most exclusive village with a lift, the least commercialised spot with a lift, due to the mayor&#8217;s office seeing what was happening as the development ran rampant in the valley and blocking such moves taking place. </p>
<p>The valley also has any villages such as Le Casset, Les Guibertes, Fressyinet and Saint-Chaffrey, which have maintained their charm, but you will have to consider their remoteness, many do not have village shops at all &#8211; and snow plough services in the winter might not come right to your door, well not for free anyway. There is also the &#8216;taxe foncière&#8217; which is the &#8216;land tax&#8217; to consider as well as the &#8216;taxe d&#8217;habitation&#8217;. The valley boasts five very individual mayorships and there can be a couple of thousand euro difference in the various charges you have to pay on property along the valley.</p>

			<content:encoded><![CDATA[<p>With the new Singapore Integrated Resort coming up, hot property condo developments are coming up all over the island to tie in with the expected completion of Resorts Island Casino. Siglap V was one of the largest launches in the EAST side of Singapore. Its phase 1 units were sold out and phase 2 bookings begins after Chinese new year. There are also many smaller scale condo launches in the east. These condos have about 50 or so units and they do not have the condo facilities. This may be good for those that don&#8217;t really need a swimming pool, gym, security guards. This can be a savings of ave $500 a month in terms of maintenance fees.</p>
<p>The good thing about buying property in the EAST is that its located in an expat area of Singapore where you can get good rental yield. It&#8217;s also close to the seaside and you can expect good ocean breezes in the evenings.  Areas around Newton Circus, then just slightly farther away, at Novena have many new up and coming condos that cater to the expat crowd. If you want a unit close to town and can afford the prices required, then a property at Newton Circus may be suitable for you.</p>
<p>River Valley is prime real estate and it sits just off Orchard Road. If you&#8217;re looking to stay here, the units are generally smaller. If you want city location, and are comfortable with smaller units, then giving up room space for a fair pricing based on location is what you can find from condos such as River Valley Edge. Real estate in this area is heating up because of its location near the expat area Holland Village. With the New Circle MRT, many good properties are being built in this area. One premium project is the Holland Collection worth your attention if cluster houses are your interest.</p>

<p>Park City offers a great free public transportation system that services a majority of the Park City area. You don&#8217;t need to live right at the resort with Park City&#8217;s fabulous free bus service. In many locations you are just a few bus stops from the lift. Condos at the ski resorts can start in the low $200,000&#8242;s and go up to $4 million and single family homes can start around $1 million and go up to $28 million. Ski property is more expensive right at the resort but you can find great savings a short 5 minute drive from the ski lifts.</p>

			<content:encoded><![CDATA[<p>Many ski resort property owners hold their ski homes and condos for occasional personal use while renting them out to vacationers for most of the year. Although most ski resorts are increasingly becoming year round destinations, the majority of real estate rental income is still being made during the winter months. Many owners put their properties up for sale after they have made their winter rental income with the hope of not having to pay the carrying costs of the property during that time of year when rental income is somewhat lower.</p>
<p>Also, ski resort property owners that have their resort homes and condos primarily for personal use, typically own for use during family ski vacations. As kids grow up, parents get older, and grandchildren become part of the family, vacation choices and residence needs change. After one last ski season in a particular residence, many families choose to put their property on the market with the intention of upgrading to something larger, downgrading to something smaller, or cashing out of the ski resort environment altogether.</p>
<p>Since a great deal of ski resort real estate is held for rental income purposes, and since the ski season is the time of year with the lowest vacancy rates, this is also the time of year that prospective buyers are the least likely to be able to gain access to a home or condo that might be of interest to them. If a property is being rented out to a vacationer, the rental management company handling the property will not allow access to anyone else as doing so would certainly generate complaints from the guests. Prospective buyers know this and therefore schedule their property viewing appointments during those times of year that they are most likely to gain access.</p>
<p>Finally, in addition to the simple matter of availability mentioned above, driving around looking at property in winter conditions is not always a particularly pleasant experience. Many people would much rather spend their vacation time on the ski slopes than in the car during this time of year. And in the case of vacant land, snowshoes are often required to walk a property in the wintertime and engineering reports like wetland surveys and septic system studies need to be preformed in the spring and summer anyway. </p>
