			<content:encoded><![CDATA[<p>With the new Singapore Integrated Resort coming up, hot property condo developments are coming up all over the island to tie in with the expected completion of Resorts Island Casino. Siglap V was one of the largest launches in the EAST side of Singapore. Its phase 1 units were sold out and phase 2 bookings begins after Chinese new year. There are also many smaller scale condo launches in the east. These condos have about 50 or so units and they do not have the condo facilities. This may be good for those that don&#8217;t really need a swimming pool, gym, security guards. This can be a savings of ave $500 a month in terms of maintenance fees.</p>
<p>The good thing about buying property in the EAST is that its located in an expat area of Singapore where you can get good rental yield. It&#8217;s also close to the seaside and you can expect good ocean breezes in the evenings.  Areas around Newton Circus, then just slightly farther away, at Novena have many new up and coming condos that cater to the expat crowd. If you want a unit close to town and can afford the prices required, then a property at Newton Circus may be suitable for you.</p>
<p>River Valley is prime real estate and it sits just off Orchard Road. If you&#8217;re looking to stay here, the units are generally smaller. If you want city location, and are comfortable with smaller units, then giving up room space for a fair pricing based on location is what you can find from condos such as River Valley Edge. Real estate in this area is heating up because of its location near the expat area Holland Village. With the New Circle MRT, many good properties are being built in this area. One premium project is the Holland Collection worth your attention if cluster houses are your interest.</p>

<p>Having a roommate can drastically reduce the “frightening” element of being out on your own. Having someone live with you alleviates a lot of burdens that you don’t fully realize while living at home with your parents. Roommates can share the cost of these expenses. By splitting the rent, groceries, and utilities, it is easier for young adults to maintain their independence and their own place, rather than moving back in with their parents.</p>
<p>Roommates also share the day-to-day household chores, which is another burden that can come as a surprise. Before moving out of your parent’s home, you may have only had to tidy your room and do a handful of chores, such as laundry or the dishes. Living in your own place you can be overwhelmed with the number of housecleaning chores that need to be done. By having a roommate, the chores can be shared and it won’t seem so overwhelming.</p>
<p>There are also several benefits to having a roommate that have nothing to do with sharing chores or splitting the bills. A roommate gives you the chance to talk to someone about your day and share meals with. A roommate also helps to keep a form of “order” in place. You don’t have to put rules and curfews out for your roommate, but it’s nice to be courteous to them and let them know when and where you are going. It’s not the same form of rules as what you had in your parent’s home, but by adhering to them with your roommate, you can maintain a form of stability and structure like you had at home.</p>
<p>When you first move out of your parent’s home, you may be worried and a little scared about being out on your own for the first time. But by living with a roommate and working together, you’ll find that it can be a lot of fun and a very rewarding experience. And after a few months, you will probably find yourself wondering why you were so nervous in the beginning.</p>

Make sure that all work and the there are not any major cracks anywhere. You might also want to turn on the hot water to see how long it takes for the water to heat up, as well as check for water pressure. At the same time you can see if any of the drains are clogged and will need a plumber&#8217;s attention in the future.</p>
<p>As you&#8217;re coming and going into the apartment check out the condition of the building, including the locks on the door of the apartment building and on the door of the apartment that you&#8217;re looking at. 			<content:encoded><![CDATA[<p>With the increasing number of young adults enrolling in colleges, most universities throughout the country have decided to offer student housing either on campus and or close to it. There are many benefits of living in student housing, especially your first year attending at the college. There are also many social and academic benefits of these living situations.</p>
<p>Students that live right on campus in student housing, have higher graduations rates than their fellow classmates that reside off campus or at home. With no alcohol permitted, partying is not as convenient as it could be living with friends off campus. Students that live in the on campus student housing tend to have more involvement with campus activities, such as clubs and committees. With being right on campus the students are more willing to try new things. Students may not be as aware of the campus activities if not living close to or on campus.</p>
<p>Safety on campus will always surpass any that you could get in an off campus apartment. Universities have campus police that patrol around the units on every campus. Living on campus also allows you to save money. If you are on campus in student housing you will not need to drive to class. With gas prices on the raise, it could be one of the top money saving options.</p>
<p>Student housing is also very close to the university library, book store, campus store, health centers, gym and dinning hall, thus allowing you to avoid traffic and using unnecessary gas once again. If you are not ready to make the jump of living on your own right as soon you graduate high school, then student housing is a great way to transition slowly into the real world. While you are mostly on your own, there is not as much responsibility that is thrust upon your shoulder. Most student housing options come with a meal plan, cleaning services, and laundry services, making it easier for you to transition into your new found freedom.</p>
<p>Student housing is a melting pot of culture. What better way to get to learn about other people&#8217;s beliefs and traditions than to live in and environment in which everyone one around you has freedom to express themselves.</p>

			<content:encoded><![CDATA[<p>Many ski resort property owners hold their ski homes and condos for occasional personal use while renting them out to vacationers for most of the year. Although most ski resorts are increasingly becoming year round destinations, the majority of real estate rental income is still being made during the winter months. Many owners put their properties up for sale after they have made their winter rental income with the hope of not having to pay the carrying costs of the property during that time of year when rental income is somewhat lower.</p>
<p>Also, ski resort property owners that have their resort homes and condos primarily for personal use, typically own for use during family ski vacations. As kids grow up, parents get older, and grandchildren become part of the family, vacation choices and residence needs change. After one last ski season in a particular residence, many families choose to put their property on the market with the intention of upgrading to something larger, downgrading to something smaller, or cashing out of the ski resort environment altogether.</p>
<p>Since a great deal of ski resort real estate is held for rental income purposes, and since the ski season is the time of year with the lowest vacancy rates, this is also the time of year that prospective buyers are the least likely to be able to gain access to a home or condo that might be of interest to them. If a property is being rented out to a vacationer, the rental management company handling the property will not allow access to anyone else as doing so would certainly generate complaints from the guests. Prospective buyers know this and therefore schedule their property viewing appointments during those times of year that they are most likely to gain access.</p>
<p>Finally, in addition to the simple matter of availability mentioned above, driving around looking at property in winter conditions is not always a particularly pleasant experience. Many people would much rather spend their vacation time on the ski slopes than in the car during this time of year. And in the case of vacant land, snowshoes are often required to walk a property in the wintertime and engineering reports like wetland surveys and septic system studies need to be preformed in the spring and summer anyway. </p>
